Poway General Contractor
Design-Build Remodels, ADUs & Home Renovations Since 2008
General Contractor in Poway, CA
Poway calls itself the City in the Country, and once you have worked here you understand why. You can pull a permit for a business park tenant improvement off Scripps Poway Parkway in the morning and be walking a half-acre lot with a horse trail easement behind it that same afternoon. Two completely different jobs, same zip code.
We are Newland General Construction, a family-run design-build contractor based in Oceanside. Ryan has held California license 905677 since 2008, and we build across San Diego County. In Poway that means four things: ADUs, kitchen remodels, full home renovations, and commercial tenant improvements.
Why Poway Homeowners Choose Newland General Construction
Ryan started this company in 2008 and still runs the jobs himself. You are not getting handed off to a project manager who has never seen your house. That is the whole model.
We also happen to like working in Poway. The Poway High School Engineering Academy has been named a Project Lead the Way Distinguished School seven years running, with tracks in mechanical engineering, civil architecture, and computer engineering — there are kids in that program drafting in the same software our plans come out of. It is a construction town in a way most San Diego suburbs are not.
And the food is better than it has any right to be. Swagyu Chop Shop on Twin Peaks Road is doing A5 Wagyu out of a counter-service window, which is a genuinely strange and excellent thing to have in a suburb. Poway's Irish Pub on Poway Road is where half the trades in this town end up on a Friday. We have eaten a lot of lunches in this city.

Our Services in Poway
We handle four main project types in Poway. Each has its own dedicated page with costs, timelines, and project examples specific to your neighborhood:
-
ADU Construction in Poway — Poway is one of the better ADU cities in North County, and it comes down to lot size. The median Poway home was built in 1978, and roughly a third of the housing stock went up during the 1970s — the era of big lots, single-story ranch layouts, and detached garages set well back from the street. That is close to ideal for an accessory dwelling unit. The older east-side lots off Espola and out toward Bridlewood sometimes run on septic, and a new ADU means either a septic capacity evaluation or a sewer connection. Neither is a dealbreaker, but you want to know before you draw plans, not after. Second, much of eastern Poway sits in a very high fire hazard severity zone, which brings brush management requirements and Chapter 7A ignition-resistant construction into play. That affects siding, eaves, vents, and windows — real money, and worth pricing correctly the first time. Poway takes applications through the online portal at services.poway.org. Plan check to permit typically runs four to six months if corrections come back quickly. We handle that back-and-forth so you are not the one chasing plan check comments.
-
Kitchen Remodels in Poway — A 1978 Poway kitchen is a specific animal. Soffits over the uppers, a wall between the kitchen and the family room, a peninsula where an island should be, and a window over the sink that looks out at a fence six feet away. The bones are usually good. The layout is what is holding it back. Most of what we do in Poway kitchens is take out that wall, deal with whatever is in it, and open the room to the back yard — which in Poway is usually worth looking at. We check the framing before we promise anything. Some of those 70s ranch homes have a bearing wall exactly where you want the opening, and that means a beam and a permit, not a sledgehammer.
-
Full Home Renovations in Poway People do not leave Poway. They buy in Green Valley or Old Poway or Garden Road, put kids through Poway Unified, and stay. Which means the house eventually has to grow up with the family instead of getting traded in. A full renovation on a Poway ranch home usually means the same short list: open the kitchen to the family room, add a primary suite or rebuild the one you have, upgrade a panel that was sized for a 1978 electrical load, and re-pipe if it is still galvanized. Sometimes an addition, sometimes a second story — though in the older neighborhoods you want to check the setbacks and height limits before you fall in love with a second story.
-
Commercial Tenant Improvements in Poway — The South Poway Business Park is one of the more active commercial corridors in inland San Diego County — Scripps Poway Parkway, the Poway Corporate Center, the industrial and flex space running east from I-15. Manufacturers, labs, defense contractors, medical offices. We do tenant improvements in that kind of space: demo, new walls and drop ceiling, HVAC ducting and distribution, electrical, flooring, casework, and finish. The part that actually determines whether a TI goes well is scheduling around the landlord, the other tenants, and your own operations. We have done enough of them to know that the construction is the easy half.
Poway Neighborhoods We Work In
Poway is not one market. Green Valley and Green Valley Estates in the south, near Lake Poway and the Blue Sky Ecological Reserve, run larger and newer. Old Poway, right next to Green Valley, is the classic Poway neighborhood — walkable to Old Poway Park and the Saturday farmers market. Bridlewood on the east side is large custom homes on big lots. Rancho Arbolitos has the horse properties. Garden Road, Poway Grove, and Stoneridge fill in the 1970s and 80s tract housing that makes up most of the city.
Each of those has its own quirks. Lot slope, septic vs. sewer, HOA review, fire zone classification, whether there is a horse trail easement running behind the property line. We check all of it before we quote, because finding out later is how projects go sideways.
Frequently Asked Questions
Can I build an ADU in Poway? Yes. On a single-family lot in Poway you can build up to three units: one detached ADU, one Junior ADU converted from space inside the existing house, and one conversion ADU from an existing accessory structure such as a garage. Detached ADUs are capped at 800 square feet and 16 feet in height, with 4-foot rear and interior side setbacks.

How much does an ADU cost in Poway? A garage conversion of 400 to 500 square feet generally runs 95,000 to 165,000 dollars. A detached new-build ADU of 600 to 750 square feet typically runs 210,000 to 340,000 dollars. A full 800-square-foot detached ADU generally runs 260,000 to 390,000 dollars. Lots in the very high fire hazard severity zone or on septic systems can add cost.

How long does it take to get an ADU permit in Poway? Applications go through the City of Poway online portal at services.poway.org. Plan check to permit issuance typically takes four to six months when corrections are addressed promptly. Construction generally adds another five to eight months depending on the size and complexity of the build.

Do I have to pay impact fees on a Poway ADU? ADUs under 750 square feet of living area are exempt from impact fees in Poway. At 750 square feet and above, impact fees apply. This exemption threshold is worth planning around, since the fees on a larger ADU can be significant.

Does my Poway property being in a fire hazard zone affect construction? Yes. Much of eastern Poway sits within a very high fire hazard severity zone, which triggers brush management requirements and Chapter 7A ignition-resistant construction standards. That affects siding, roofing, eaves, vents, and window assemblies. We price these requirements into the estimate from the start rather than treating them as a change order later.

What if my Poway property is on septic instead of sewer? Some of the larger eastern Poway lots still run on septic. Adding an ADU means either a septic capacity evaluation confirming the existing system can handle the additional load, or a connection to the sewer main. We evaluate this before design work begins so it does not become a surprise mid-project.

Do you work in all Poway neighborhoods? Yes. We work throughout Poway including Green Valley, Green Valley Estates, Old Poway, Bridlewood, Rancho Arbolitos, Garden Road, Poway Grove, and Stoneridge, as well as the South Poway Business Park for commercial tenant improvements.

Are you licensed and insured? Yes. Newland General Construction Inc. holds California contractor license 905677 and carries full general liability and workers compensation coverage. We have been in business since 2008 and are family owned and operated.
