Vista is one of the closest cities to our Oceanside HQ — about 10 minutes door to door. We've been working here since 2008, on every kind of project we do. The Vista Community Clinic on Valle Terrace Drive is one of our commercial projects we're particularly proud of, as is the laundromat buildout on North Santa Fe Avenue. On the residential side, Vista is one of our most active ADU and full-home-renovation markets — those wider lots and older 1960s–80s ranch homes give us more to work with than the tight coastal lots in Carlsbad or Encinitas.

Vista's planning department is generally reasonable to work with — no major quirks compared to neighboring cities. Permit timelines are workable, and plan-check comments tend to be focused and constructive. We've pulled enough Vista permits over 18 years to know what to expect on most submissions.
The bigger considerations in Vista are usually on the lot itself rather than at city hall. Hillside lots in the foothills come with grading and drainage requirements.
